Multi-Unit Buildings
Framing duplexes, triplexes, townhomes, and other multi-unit residential builds with efficient sequencing, structural accuracy, and dependable site execution.
01 · The Service
Built for scale, framed with precision.
Multi-unit framing demands something most framers underestimate: the ability to repeat precision. A duplex is two homes. A triplex is three. A townhouse row is five or six. Every unit must be plumb, square, and level — and the sequencing must be efficient enough that the project stays on schedule across all of them.
We frame multi-unit residential buildings across the GTA with the same standard we bring to single-family custom homes. The difference is that we build systems into our process — layout sequencing, floor package consistency, wall panel coordination — so that precision doesn’t erode as the unit count climbs.
Our crews understand shared-wall conditions, party wall fire separation framing, and the structural coordination that multi-unit buildings require between the framer, the engineer, and the envelope trades.
When we leave a multi-unit site, every unit is plumb to the same standard, the inspections are coordinated, and the drywall and mechanical trades can start without inheriting variation from one unit to the next.

02 · Scope of Work
What's included.
Drawing Review
Full review of architectural, structural, and party wall drawings before any material is ordered or cut.
Foundation Framing
Foundation and basement framing sequenced across all units with consistent layout references from unit to unit.
Floor Systems
Floor systems installed to a consistent flatness spec across all units — TJI and lumber packages coordinated with your engineer.
Wall Framing
Exterior walls, interior partitions, bearing walls, and shared party walls framed to fire separation and structural specifications.
Roof Structure
Roof framing across multiple units sequenced efficiently — gable, hip, and shed configurations built to consistent geometry.
Structural Steel Integration
LVL and steel beam installations at shared bearing conditions, party wall headers, and engineered span locations.
Sheathing
Wall and roof sheathing nailed to shear schedules across all units. Site handed off ready for the envelope trades.
Inspection Hand-off
We coordinate structural inspections unit by unit and stay on site until every unit has its sign-off.
Site Clean-up
All lumber drops and waste removed from site before we leave. Clean hand-off to your next trade.
03 · How It Works
Our process.
01
Drawing Review & Unit Layout
We review your full set of drawings — architectural, structural, and party wall details — before pricing. We identify shared bearing conditions, fire separation requirements, and sequencing considerations specific to multi-unit builds before we commit to a number.
02
Estimate & Sequencing Plan
You receive a clear scope and price with no hidden allowances. We also provide a sequencing plan that shows how we move through the units — so your mechanical, drywall, and envelope trades know exactly when each unit is available to them.
03
Sequenced Execution
We frame the units in a deliberate sequence that keeps your project moving and allows follow-on trades to start in completed units while we continue on the rest. Clean site, consistent quality, no bottlenecks.
04
Inspection & Hand-off
We coordinate structural inspections unit by unit. When every unit has its sign-off and the site is clean, we walk the job with you and hand it off ready for the trades that follow.
